The BRUTAL Truth About Buying A House Nobody Tells You

Is buying a house actually a good investment? Money expert Ben Felix, Portfolio Manager and Chief Investment Officer at PWL Capital, says no, and he has the math to prove it. In this conversation, he breaks down every hidden cost of homeownership that most buyers never calculate and reveals a simple formula that tells you whether renting or buying is the better financial decision for your situation. Ben introduces the 5% rule: multiply the price of a home by 5%, divide by 12, and you get the monthly rent below which renting is financially better than buying. For a $300,000 house, that number is $1,250. If you can rent for less than that, you are better off renting and investing the difference. He explains that most people compare their mortgage payment to their rent and stop there, completely ignoring the unrecoverable costs that make homeownership far more expensive than it appears: mortgage interest, property taxes, maintenance costs, renovation spending, emergency repairs, and the opportunity cost of having your money locked in a house instead of invested in the stock market.
